Fraser Valley April 2026 Market Update

April 2026 saw a notable uptick in buyer activity across the Fraser Valley, with overall inventory rising and price growth flattening across most segments. For homeowners thinking about listing this spring, and for buyers who've been on the sidelines, this is the most balanced market we've seen in 18 months.

South Surrey & White Rock

The South Surrey detached market saw strong buyer activity in Morgan Creek, Grandview Heights, and Ocean Park, but increased inventory means properties priced ambitiously are sitting longer. The well-priced homes are still moving in 14 days or less, while overpriced listings are extending past 60 days. White Rock continues to see consistent demand from downsizers, with limited inventory keeping pricing firm in the $1.6M-$2.2M range.

Langley

Langley remains one of the most active sub-markets in the region. Walnut Grove and Willoughby family detached homes are moving quickly when priced correctly, while presale activity in Willoughby Town Centre continues to draw first-time buyers. Brookswood is benefiting from continued attention to the Brookswood-Fernridge Community Plan, with land assembly opportunities driving increased investor activity. Fort Langley remains tightly held with very limited inventory.
